Buy to Let has for a long time been seen as a way of supplement retirement income. Throughout the credit crunch it has remained a popular aspiration for many and has become a mainstay of the flagging property market.

Lender 'rationing' has resulted in residential mortgages being even more difficult to obtain leaving renting as the only option to many, particularly in the most sought after areas of the country.
Property has performed consistently well as an investment class for decades and the current surpressed prices are likely to rise resulting in a significant upside over the longer term.
The basics
- You are likely to need at least 25% deposit but the absolute best rates are generally available for those with a deposit of 40%.
- Many lender take a view that provided your rental income is at least 125% of your mortgage payment, they are happy to lend.
- You can buy on interest only, full repayment or a combination of the two.
- Whilst some lenders are not keen to lend to first time investors, the market is once again growing and is able to cater for applications from private individuals, Limited Companies, Homes in Multiple Occupation and portfolio restructures.
